Newsflash from the construction site

It’s all happening at the Papieri site! The first-stage structural work on the buildings is practically complete and building permits for the second phase are expected in September 2021. There have been no objections so far. As a historic industrial site, it had been on the register of contaminated sites up until recently. As expected, the entire area within the perimeter of the first two phases of construction has now been removed.

Once the southernmost high-rise building in area L was finished in late September, the shell structures for the first-phase buildings were completed. The façade work and installation of the interior fittings are already underway. Renovations are continuing apace on the former paper machine halls PM 1–4, with the creation of attractive loft apartments and studios overlooking the River Lorze; the final new stairways and ceiling slabs are now being completed. The reconstruction of the historic façade is now well advanced, with the new windows scheduled to be installed over the coming weeks. The first building of rental apartments in area A, which lies beyond and parallel to the PM 1–4 complex, already has a complete shell construction. The installation of the exposed concrete façade started recently, along with the interior fittings of the rental apartments and the commercial units being created here.

The outside areas between the buildings are gradually taking shape, too: over the coming weeks, work will begin on the foundations of Papieri Platz, which will form the center of the new neighborhood. The new Papierigleis footpath and cycleway is being constructed at the southern end of the site on the instruction of Cham Town Council.

No objections to planning applications

There were no objections to the planning applications for the two construction projects for phase 2. The construction permits for these are expected to come through in September. The second phase of construction encompasses two high-rise residential buildings with around 100 apartments and 60 micro-apartments, a day nursery and other office and commercial units on the ground floors. The residential building for sports students at the OYM College will add to the complex and replace the former silo building. It will provide accommodation for up to 60 teens and young adults. The ramp for access to the Papieri ring road on Knonauerstrasse is set to be completed toward the end of 2021. The shell construction for the second underground parking garage within the Papieri ring road is also complete. The rockfill material from this excavation work will be used for landscaping projects in the northern catchment basin for the river, thus eliminating the need for more truck journeys.

The recultivation of this river catchment should be complete by the end of the year. This newly created local recreation area will be greened and transformed to new glory in spring 2022. Construction work on the new river hydro power plant is progressing well, and the new power plant building in the Lorze will be finished by spring. Work will also begin on constructing the fish ladder this autumn. The energy plant – the centerpiece of the carbon-neutral supply system for heating and cooling – is now complete, as is the installation of the complex systems. From September, the first-phase buildings will be supplied with sustainable heating.
