The Next Level Spaces represent sustainability: Modern, LEED Platinum certified office, commercial, and retail spaces ranging from 55 m² to approximately 8,000 m², featuring rooftop gardens and a green promenade for strolling and enjoyment right in front of the rental space. Flexible, customizable spaces with ceilings over 6 meters high and a load capacity of up to one ton per square meter. Mezzanines can be added if needed, enabling growth at your own location at any time.

In the flexible, customizable spaces with over 6-meter-high ceilings and a load capacity of up to one ton per square meter, mezzanines can be added if needed. You decide where and when to add them: for an attractive space design from the start with specific ceiling heights or later, to allow your business to grow on-site.

Attractive rooftop gardens, underground delivery access

Flexibility in use is the top priority in the planning. Attractive rooftop gardens on the first floor enable unique space concepts and provide high-quality areas for employees to relax.

The offering is completed by representative entrance halls, generous elevator systems designed for load capacity, ample storage spaces in the lower floors, and delivery options.

On the ground floors, retail spaces of various sizes are available.

Attractive retail spaces starting from

In Building E, retail and commercial spaces starting from around 100 m² are being created. Most units are flexible and can be enlarged. Those on the ground floor, facing the green promenade, have high ceilings and can be customized to the tenant's needs by installing a flexible wooden floor.

In Building F, retail and commercial spaces starting from around 55 m² are being created. These units are also flexible in size and can be adapted to the tenant's space requirements.

Green promenade

The alley between buildings E and F is densely planted and attractively designed. Large trees grow from tree pits, providing shade and serving as a retreat and relaxation area. Climbing aids are used along the alley and rooftop gardens to green the facades.

The green promenade also offers plenty of space for strolling, shopping, and outdoor areas for the restaurants.

Rental apartments

On approximately 6,500 m², a total of 60 rental apartments will be created in Building E starting from the 2nd floor, with 20 of them planned in the affordable segment. A variety of apartments will be available, ranging from simple studio apartments with 1.5 rooms to attractive large apartments with 5.5 rooms.

Generous outdoor spaces
The spacious private outdoor areas extend the living space outdoors. On the 4th floor, the apartments will also feature a private seating area on the rooftop garden.
